Initial Enquiry
To help us progress your enquiry, please read the information below carefully and complete the attached application and declaration form. By submitting the form, you are confirming that you understand and agree to the conditions explained in this document.
Conditions of Sale
If your enquiry proceeds beyond Amplius’ initial due diligence stage and you choose to continue with the process, you will be responsible for the following costs:
- Your own legal fees
- Amplius’ legal fees, including any associated VAT and disbursements
- Valuation fees*Â
- Payment of Amplius administration fee of £750 + VATÂ
*Amplius Executive Authority approval is only requested after the valuation has been completed. This means valuation costs may be incurred even if the sale does not go ahead.
Amplius’ legal representatives will confirm their fees once the transaction is ready to proceed, based on the assumption that the transaction:
- is based on our precedent documents;  Â
- requires minimal due diligence and only limited enquiries; and does not become unusually complex or protracted.Â
Valuation
If the proposed sale receives initial approval, you must provide Amplius with a valuation when requested. The valuation must be prepared by a RICS-certified surveyor, and you must provide Amplius with a copy of the full valuation report.
If Amplius approves the sale, completion must take place within eight weeks of solicitors being instructed. If completion does not take place within this timeframe, Amplius may withdraw the offer.
If a sale price cannot be agreed and the file is closed, you will be responsible for your own valuation fees only.Â
Amplius Executive Authority Approval
If Amplius approves the sale and you decide not to proceed after the sale price has been agreed and solicitors have been instructed, you will be responsible for all abortive legal and valuation costs incurred by Amplius.
