In order to progress this matter to the next stage, we request that you kindly read the below and complete the attached application and declaration form, confirming your agreement to the conditions.
Conditions of Sale
Please note you will be responsible for the following:
- Your legal fees
- Amplius legal fees including any associated VAT and disbursements
- Valuation fees*
- Payment of Amplius administration fee of £750 + VAT
*Please note Amplius Executive Authority approval is only sought after the valuation. Accordingly, costs will be incurred whether the sale proceeds or not.
Our legal representatives will confirm fees once confirmation is agreed on the basis that the transaction:
- is based on our precedent documents;
- minimal due diligence and limited enquiries; and
- does not become unusually complex or protracted.
Valuation
If the sale receives initial approval, you will be required to provide Amplius with a valuation when requested. This must be prepared by a RICS-certified surveyor, with a copy of the full valuation report provided to Amplius.
If approval to sell the land is granted, completion must take place within eight weeks of solicitors being instructed. Failure to meet this requirement may result in Amplius withdrawing the offer.
If a price cannot be agreed and the file is closed, you will be responsible for payment of your valuation fees only.
Amplius Executive Authority Approval
If approval to sell the land to you is granted and you do not proceed with the purchase after agreement of price and instruction of solicitors, you will be responsible for all abortive legal and valuation costs incurred by Amplius.
